The begining of our House Hunting


Yesterday we put our first 2 offers on houses! Yes two!! We went on Saturday morning to check two places that just went on the market and we really liked both places. They are quiet different yet both have the feel that we want. I forgot to take pictures so here are some from the computer...

House 1
Nice front yard, new garage door, not much work would need to be done on the outside
Inside...
Not my favorite choice for cabinets but its do-able until we could change it. We love the openness of the room, especially since we love hosting our friends for dinner. We would need all new appliance's, we would rip out the carpet and get hard wood floors, and the bathrooms need some work.  Nice backyard too.

House 2
The front yard needs major work. New garage door is a must. and a new driveway. those planters and flowers need to go.
Inside...
The house is SO nice. Everything is newly remodeled and very nice. Wouldn't change much except eventually a new oven.
So now we wait... trying to not get excited because unfortunately there aren't that many houses for sale and there are investors that come and just buy them with cash. We should hear something by Thursday.

Anyone else have experience buying a foreclosure or short sale?

Hope it works out for you guys! We looked at a few foreclosures when we were house hunting, but didn't end up getting either. The one still had people in it who didn't leave when we were looking at it (awkward!) and the other had so much damage to it

WOO HOO - that is so exciting. We bought our house and it was a short sale. This was a couple years ago and I think things have changed since. The process took FOREVER... but it was so worth it. We got a great deal on our house and absolutely love it!

how exciting/nerve-wrecking! we just closed on our new house yesterday (yay!) and it was a roller coaster but we are so happy now! 4 years ago when we bought our first house we made a few offers on short-sales but they never worked out so eventually we just didn't try anymore, but my dad just got a nice house that was a short-sale and that seemed to go smoothly.

short sales are TOUGH because usually cash investors swoop in and buy them before regular average jane and joe people like ourselves get the chance to!

Both houses have great features! Though, I wouldn’t choose a house that would require me to spend more than my budget because of major renovations. I’d rather buy a house that has that ‘home’ feel to it, one that leaves me with less to worry about. I’m sure I can easily find and buy one, especially if I avail of a home loan.

Paying in cash has its advantages, but it doesn’t mean only those who are able to do so have the chance to seal the deal. If you have applied for a loan and it has been approved due to your outstanding credit record, then there’s a good chance you’d be the seller’s priority as well.
